Zoning Board approves Red Mill setback and duplex variances
Zoning Board · Meeting of February 5, 2026
Bellingham Zoning Board approves Red Mill setback variance. The board unanimously granted Jeffrey Heidelberg of Toll Brothers permission to reduce front yard setback from 30 feet to 20 feet and side yard setback from 25 feet to 5 feet, citing topographical challenges with 70-100 feet elevation change on the 85.5-acre site. The decision approved two-unit townhouses instead of three units minimum.
The subdivision will include 105 single-family homes and 66 townhouse units. The board also continued its hearing on the Prospect Village appeal to March 5, 2026, requesting Town Counsel's legal opinion on whether the Planning Board could impose conditions.
