Bellingham Planning Board advances zoning overhaul, approves Red Mill subdivision changes. Attorney Robin Stein of KP Law walked the board through sweeping amendments to Massachusetts General Law Chapter 40A, including a rewritten variance standard she said will "make it easier for folks to obtain variances." The board voted unanimously to recommend 10 sections of Chapter 240 zoning bylaw amendments to the November town meeting, including a fix restoring personal kennels as an accessory use after last town meeting's unintended ban. Members approved a major modification to Toll Brothers' Red Mill subdivision special permit, case 2026-06, including two design waivers.

Aldridge Farm Estates' 12-lot subdivision was continued to October 8, with a decision deadline pushed to November 13. The board also recommended Duhamel Way for town acceptance, clearing a years-long deed complication for lot owners.
